No two properties are the same, and our fees will reflect the particular requirements of your sale or purchase.
Our fees for conveyancing start from £950 plus VAT.
For a property value of £350,000, the average fees for a straightforward transaction are as set out below:
- freehold sale £1,050 plus VAT
- freehold purchase £1,100 plus VAT
- leasehold sale £1,150 plus VAT
- leasehold purchase £1,200 plus VAT
The factors which may affect the complexity or risk level of your transaction, and therefore the fees chargeable, include when:
• A lender is involved
• The property is leasehold or subject to estate management
• The property is a new build
• The property is shared ownership (with or without staircasing)
• The property is to be bought or sold at auction
• The title is unregistered
• The property is affected by onerous covenants
• A divorce or dispute between joint sellers requires the involvement of another lawyer
These are not always known about at the start of the transaction but we will give you the most accurate estimate that we can based on the information you give to us when you request the estimate. If your matter does have unexpected complications, we will always inform you promptly and will fully discuss the potential consequences before any extra charges are incurred.
The price of the property you are buying or selling will affect our fee estimate because the insurance risk increases with the value of the property.
Abortive Costs
Where a transaction does not proceed to completion we will charge a proportion of our fee for the work carried out to date.
Additional charges
These are the only additional charges we may make and they will be set out in our initial estimate alongside our fees.
• Expedition fee
We charge £150 plus VAT where there are fewer than than 10 working days between exchange and completion because of the additional work involved in ensuring all completion requirements can be dealt with within the compressed time frame. If you have a related sale and purchase this fee is only charged once.
• SDLT Return
We charge £85 plus VAT for completing your personal Stamp Duty Land Tax return (in accordance with the information that you give to us) on a purchase. Please note that we cannot give financial advice.
• Bank fees. We charge fees for transferring money by CHAPs to send completion monies to another solicitor on a purchase or to redeem your mortgage on a sale, and to send proceeds to you on a sale. The charge for an outgoing transfer is £30 plus VAT and the charge for an incoming transfer is £6 plus VAT.
Disbursements
These are fees which are not charged by us but which may be payable to third parties during the course of your transaction. VAT will be applied as required by HMRC. A non-exhaustive list of likely disbursements may be found below.
Sale
• Land Registry copy documents
These are required for all sales of registered land. They are generally £3 each and the overall cost of documents required is unlikely to exceed £20.
• Leasehold management pack
Prices can range from £50 - £500 or more. If we have previously dealt with a management company we may, when you request an estimate, be able to give you some idea of the likely charge.
Purchase
• Searches
If you are obtaining a mortgage, various searches such as a Local Authority Search will have to be made. Prices depend on which Council is providing the search results, but the usual total is around £200.
• Land Registry searches
These are £3-£4 per search.
• Land Registry registration fee
The price depends on the value of the property and what kind of application is being made. The range is from £20 to £1,105. We will be able to let you know the likely charge for your particular purchase when you request an estimate.
• Leasehold charges
The freeholder and/or managing agent may require you to register your new ownership and make a charge for this. Charges can range from £50-£500.
